Market, restaurant, bakery and office complex planned for Rolling Bay

Developers are hoping to build a restaurant, bakery, market and office complex on a 2.09-acre property on Sunrise Drive NE just north of the Jiffy Mart in Rolling Bay.

Developers are hoping to build a restaurant, bakery, market and office complex on a 2.09-acre property on Sunrise Drive NE just north of the Jiffy Mart in Rolling Bay.

Officials with Rolling Bay Land Co. met earlier this year with city planners, and representatives of the company will present their project this week to the city’s Design Review Board.

As currently envisioned, the development would have a 2,400-square-foot restaurant, and two-story buildings that include 3,200 square feet of retail space and 3,200 square feet of office space, plus 5,400 square feet of space devoted to single-family homes.

An artist’s rendering of the project made last week also shows a market located on Sunrise Drive.

According to an architectural schematic of the development layout, retail and office spaces would line Sunrise Drive, with office and retail spaces also located along the northeast corner just south of the Rodal Court subdivision.

Two single-family residences would be built above the retail and office spaces, and two homes that are 1,120 square feet in size would be built west of the restaurant.

None of the structures would be taller than the 30-foot midline of gabled rooftops.

The development has been designed by Studio Hamlet Architects of Bainbridge Island.

Parking would be wrapped around a large courtyard built behind the restaurant, retail and office spaces. A total of 36 parking spaces are planned.

Total development space adds up to 14,200 square feet, and a total of 16,800 square feet would be covered by paved areas. The western end of the land would be left as open space.

The land is zoned as a neighborhood service center. Properties to the north and west are zoned residential, and land to the south and east is zoned for commercial uses.

Plans for the project were submitted in late February, and the developers met with city staff in mid-March to talk about the project.

The new retail space is called Sunset Market at Rolling Bay.

In its plans submitted to the city, the developers promise an environmentally friendly project and “a modest amount of new commercial space.”

“We will focus on energy conservation, onsite energy production, water conservation and onsite reuse of stormwater and wastewater to attempt reaching net-zero for energy use and net-zero for water use on this project,” according to a checklist submitted to the Design Review Board.

According toe Transportation Solutions, Inc., a Redmond-based consultant, traffic impacts will be minimal after the project is built. The development is expected to generate 390 new weekday daily trips, and 20 morning and 30 afternoon peak hour trips.

The Design Review Board will meet at 2 p.m. Monday, May 18 to review the proposed development.

Discussion of the project is expected to begin at approximately 2:45 p.m.
