Kitchen and bathroom remodels: What changes are right for your house, and for you?

Bainbridge Island renovation expert shares tips for creating comfort and functionality

Thinking of renovating your kitchen and bathroom? There might be more benefits to these improvements than you think.

The key factor for kitchen and bathroom renovations should be to add to your own happiness, but they can also mean added resale value and tax credits down the road.

“You can not only add 60 to 80 percent of the cost of renovations to the resale value, but they can also be claimed as capital improvements,” says Brandon Keller, President and Founder at Cogwheel Construction. “This means a tax deduction can be realized at the time of sale.”

What are some of the latest trends in kitchen renovations? Think both form and function, with islands and pantries offering space and storage, quartz countertops, shaker style cabinets, appliance upgrades and lighting improvements.

“Some of the most common appliance upgrades we see that add value and functionality are duel fuel ranges, gas cooktops and electric ovens,” Keller says.

“And adding a kitchen pantry and island doesn’t only add convenience, it also adds to the human experience. The island is a place to gather around while preparing and sharing meals together. That’s why engaging a design team to come up with something that’s right for the house, and for you, is worth it.”

In the bathroom, added storage is always a goal, along with welcome details like heated floors and towel racks, backlit mirrors, tile showers and free-standing tubs.

“‘Age in place’ improvements are always a conversation that needs to happen,” Keller adds. “Things like installing blocking behind the tile in the bathroom for future grab bars is a great way to ensure comfort and safety – even if you’re not ready to install grab bars right now.”
